Buying in Bend: Questions I Get Most
Direct answers from the Bend market, sourced from the City of Bend, Deschutes County, and the transactions I work every week.
Can I buy a home in Bend and use it as a short term rental?
Sometimes, and the address decides it. A whole house rented in a residential zone is a Type II short term rental under Bend Development Code 3.6.500. It needs a land use permit and an operating license, and it must sit at least 500 feet from any existing permitted short term rental. Commercial and mixed use zones, including the Old Mill District, are exempt from that spacing rule. Before you write an offer, I check spacing, zoning, and the HOA rules, because CC&Rs can prohibit rentals even where the city allows them.
How are property taxes calculated on a Bend home?
Oregon taxes assessed value, not your purchase price. Under Measure 50, a property's maximum assessed value can grow no more than 3% per year, and your tax is based on the lower of that value or real market value. A sale does not reset it, so two similar homes on the same street can carry very different tax bills. You can pull the exact figures for any address on Deschutes County's DIAL property lookup, and I include them in every buyer analysis I prepare.
What is the Bend market doing right now?
Median price, days on market, and inventory move every week, so I don't print numbers here that will be stale next month. The live market snapshot on this page updates from MLS data, and my weekly Corey Market Report breaks down what those numbers mean for leverage on both sides of a deal.
How do I choose the right part of Bend?
Start with how you will use the home, then match the neighborhood to it. Commute, lot size, HOA dues and rules, school boundaries, rental eligibility, and resale demand all shift from one subdivision to the next. I walk buyers through those tradeoffs side by side so the decision rests on data, not just on the house you saw last.
Which school district serves Bend?
Bend is served by Bend La Pine Schools. Attendance boundaries are set by address, so confirm the assigned schools for any specific home with the district before you rely on them. I flag boundary questions early in the search so they never surprise you during escrow.
Is Bend a good place to buy an investment property?
It can be, when the numbers work on their own. I evaluate every investment purchase on cash flow, financing, short term rental eligibility, long term rental demand, and exit strategy, including the worst case. If a property only pencils with appreciation, I will tell you.
How do we get started?
Book a short strategy call. We will cover your timeline, financing, and goals, and I will set up a search built around the neighborhoods that fit. No pressure, just a clear plan.
